PML’s team is small on purpose. Twenty-five people, every one of them deep in real estate investor lending. We do not write home mortgages. We do not finance businesses. We do not split underwriters between consumer and commercial. Every person on this page wakes up thinking about hard money, construction draws, DSCR ratios, and what it takes to close a fix-and-flip in 48 hours.

That specialisation is what lets us cover the full operating spectrum — from a $100,000 single-family flip in the Carolinas to a $9 million ground-up in Austin — under one roof. The underwriter who quotes the deal closes the deal. The processor who collects your documents is in Slack with the closer who wires your funds. The servicer who reads your draw request started in underwriting last year and knows the file.

Three other lenders quote your rate. PML’s difference is what happens after the quote. The team below is built so that “let me check with my underwriter” never happens, because the person you’re talking to is the underwriter.

Peter Pedram

Founder & CEO

Peter founded Private Money Lenders LLC in 2019 after two decades in financial services. He started his career at a Beverly Hills hedge fund in 2003, where he helped grow assets under management from $75,000 to over $500 million. CNBC featured him as one of the youngest hedge fund managers in the United States; he was later recognised in “30 Under 30” coverage of the wealth management industry.

The hedge fund work taught Peter how to underwrite risk across cycles. The side project that became PML — hard money lending to real estate investors in the years leading up to 2019 — taught him where banks systematically said no to deals that should have been yes. PML was founded to close that gap.

Peter holds a degree in economics from UCLA and an MBA from Pepperdine’s Graziadio Business School, plus a Master’s in Dispute Resolution from Pepperdine’s Caruso School of Law. He sits on the board of Big Brothers Big Sisters of America and is active in the Jewish Federation of Greater Los Angeles. Outside the office: weights, vintage cars, and serious time with family.

Brian Buckley

VP of Sales & Marketing

Brian leads sales and marketing at PML. Twenty years of mortgage origination experience across residential and commercial product lines, with a deep background in the structured-finance side of private money before joining PML. He has personally closed over $500 million in transactions across his career.

Inside the deal flow, Brian owns the broker channel: he is the first call for a new broker partner, the person who structures the volume relationships, and the operator who decides which deals get prioritised when the pipeline is full. If you’re a broker bringing more than one deal a quarter, you will know Brian.

Outside of PML, Brian is an active competitive cyclist, holds a long-standing volunteer role with Best Friends Animal Society, and spent his early career in commercial real estate brokerage before moving into mortgage origination.

VP of Operations

Princess runs operations at PML — the side of the company that turns a quoted deal into a wired loan. She owns processing, document control, the closing-coordination function, and the post-close servicing handoff. If a deal is in the building, Princess knows where the file is, what the open items are, and which underwriter has it on their desk.

Before PML, Princess spent more than a decade in mortgage operations, including senior roles at two correspondent lenders. Her operating principle: a deal that closes in 48 hours does so because someone removed friction the day before. Most of what makes PML fast happens in her function, quietly, before the borrower sees a single email.

Princess is fluent in English, Spanish, and Tagalog, which has been useful more than once on closing calls. Outside the office: long-distance running and a slowly growing collection of vintage typewriters.

Ron Khatri

VP of Underwriting

Ron is the lead underwriting voice at PML. He has been underwriting private money loans since the late 1990s — through two recessions, one global financial crisis, and the post-2020 rate cycle. Hard-money, fix-and-flip, ground-up construction, and DSCR; Ron has priced every product line PML offers and many that PML chose not to launch.

His function inside the company is two-sided: he signs off on the credit decisions that bind PML’s capital, and he trains the rest of the underwriting team on the patterns that separate a clean deal from a clean-looking deal. The single hardest skill in private money is reading a sponsor and a scope of work together; Ron is the person in the building best at it.

Ron holds an undergraduate degree in finance from the University of Southern California. He spends his weekends on the golf course and travels regularly to Punjab, where his family is originally from.

Alex runs the construction-loan draw function at PML. Every dollar that goes out the door for ground-up construction or substantial rehab passes through his desk. He reviews draw requests, coordinates the inspection process, and approves the wire release. The reason PML can turn a draw in 48 hours is that Alex is the only step between submission and approval — not five steps.

Before joining PML, Alex spent seven years on the construction side: project manager for a Southern California production builder, then field operations lead for a multi-family general contractor. He has stood on more partially-framed houses than most of his borrowers. When a draw request comes in claiming “framing is 80 percent complete,” Alex knows what that looks like on site.

Alex holds a Bachelor’s in Construction Management from Cal Poly Pomona. He is bilingual in English and Punjabi. Outside the office: weekend football, occasional carpentry projects on his own house.

Miranda sits at the intersection of underwriting and business development. She quotes new deals, walks borrowers through the credit decision, and underwrites the same files she quoted — one continuous owner from rate quote to closing docs. Borrowers who come to PML through Miranda never get handed off.

Her background is in DSCR rental and fix-and-flip underwriting, with eight years across two specialty lenders before joining PML. She is the person in the building most likely to find a path on a deal that another underwriter would decline — not by relaxing credit, but by restructuring the deal. Common move: a fix-and-flip borrower who walks in asking for 90 percent LTC leaves with a 75 percent LTV bridge plus a 90 percent rehab carve-out, and a faster close than the original request.

Miranda holds a degree in finance from Cal State Long Beach. Off the desk: weekends in San Diego, Pilates, and a long-running book club.

James Anderson

Account Executive (Business Development)

James is the first call for most new borrowers. He owns the front of the funnel: incoming rate quotes, broker introductions, scenario discussions, and the deal-structuring conversation that happens before a file is even submitted. His operating standard is a real quote inside four business hours — not a salesperson’s estimate, but a quote backed by an underwriter sitting next to him.

James joined PML from the consumer-mortgage side of the industry, where he spent six years originating residential mortgages at one of the largest retail lenders in the country. The volume taught him pace; the move to PML taught him depth. He now structures investor deals end-to-end and stays with the file through wire.

James holds a degree in business administration from Arizona State and a fluent grasp of every common deal structure in the private-money market. He is from Phoenix originally, still goes back regularly, and most weekends finds him on a road bike or in a CrossFit gym.
